Mr. Berdzar has ten years experience in the environmental field involving assessment, environmental management systems, database administration, geographical information systems, computer aided drafting and remediation analysis. Mr. Berdzar has conducted Phase I Environmental Site Assessments, Real Estate Transaction Screens, Regulatory Database Reviews, File/Peer Reviews, Phase II Subsurface Investigations, Site Characterization Studies, Indoor Air Analysis, Regulatory Compliance Assessments and limited Property Condition Assessments. Mr. Berdzar has performed soil, air, asbestos, lead-based paint, radon and drinking water sampling. In 2008, Mr. Berdzar formed Berdzar Environmental Assessment, LLC, an environmental consulting firm specializing in due diligence services.
Mr. Berdzar has successfully managed over a thousand single and multi-site environmental due diligence projects throughout the United States for a broad range of property types including military, industrial, multi-family, office, retail, healthcare, hospitality, mobile home park and raw land properties. Mr. Berdzar has managed these projects for national, regional and government lenders as well as law firms, insurance companies and independent investors. Clients have including Lehman Brothers, UBS, Bear Stearns, Wachovia, NorthMarq Capital, CBRE Melody, Holiday Fenoglio Fowler, Fannie Mae and Freddie Mac.
Mr. Berdzar has performed considerable hydrologic and subsurface analysis which has included groundwater contouring and petroleum hydrocarbon and chlorinated solvent plume tracking and migration.
Mr. Berdzar has performed extensive development of environmental management systems for various environmental projects. Mr. Berdzar has developed databases for petroleum hydrocarbon and chlorinated solvent remediation projects and treatment systems. Administration has included the management and build-out of field monitoring and laboratory analysis data and the development of data schematics for treatment and monitoring systems.
Mr. Berdzar has developed geographic information system (GIS) projects consisting of aerial photography, well and soil boring inventories, groundwater and chemical constituent contour layering and product thickness gridding. Mr. Berdzar has also incorporated the drafting (CAD) of base maps, utilities, equipment and chemical concentration layering in support of various environmental projects.
